The 15-acre property commonly referred to as Town 15 is located on the northeast corner of Coalton Rd and McCaslin Blvd.  The property was purchased by the Town from Richmond American Homes in September of 2014.  The property is currently zoned for Commercial uses within the Rock Creek PD.  Over the years, there have been numerous discussions about the future of this property, however the Town Board has not officially approved any specific development or designation as a park or open space.  

When Rock Creek Ranch was originally envisioned, residential development was contemplated on the west side of McCaslin Boulevard.  This corner was planned as a commercial node to serve the surrounding residential areas.  As the City of Boulder, Boulder County, and Town of Superior prioritized Open Space acquisitions in the 1990s and 2000s, the land west of McCaslin Blvd is now predominately publicly owned protected Open Space.  

The 2012 Comprehensive Plan (page 4-26) designates the property for Commercial, Office or Community-Oriented Uses.

The 2021 Parks, Recreation, Open Space, and Trails Master Plan Appendix discusses options for the site for Open Space or park development.

  

The 23-acre property commonly referred to as Zaharias is located on the east side of S 88th Street, just south of US 36.  The property has commercial zoning within the Rock Creek PD.  The site is privately owned.  

The 2012 Comprehensive Plan (Page 4-25) states "Preferred land uses for this area include a mix of commercial, office, and moderate intensity residential uses, such as, patio homes and senior housing. All or a portion of the site may also be considered for potential acquisition as high value open space."

The properties commonly referred to as the 76th Street properties are located on the west of Superior Marketplace and located within unincorporated Boulder County.  Annexation into Superior is required prior to any zoning and development.  Currently, these properties consist of 4 parcels, each under separate ownership.  Collectively, they total approximately 22 acres.

 The 2012 Comprehensive Plan (page 4-21) states "Preferred land uses for this site include light industrial or flex space. Potential community‐oriented uses (e.g., ball fields) or medium density residential uses may also be considered."

The vacant properties known as Discovery Office Park are zoned Planned Development and designated for Commercial and Office uses.  Collectively, there are approximately 10 acres remaining for development.  These privately owned properties are located along Discovery Parkway at McCaslin Boulevard.  

 The 2012 Comprehensive Plan also designates this location for Office uses.

 

The vacant land located along Coalton Road east of Autrey Drive are privately owned and zoned for Commercial uses within the Rock Creek PD.  The site is comprised of 2 lots totaling approximately 5 acres.

The 2012 Comprehensive Plan designates these properties for Commercial uses, as well.

The property known as the Ridge II is located west of McCaslin Blvd and just north of the Ridge neighborhood.  The property is also adjacent to the Town’s Water Treatment Plant (WTP) and Terminal Reservoir. 

In 2019, the Town purchased this property as a strategic acquisition for Superior Metropolitan District No. 1, which is the Town’s water, sewer, and storm district, due to the property being adjacent to key and essential Town infrastructure and resources. The property is adjacent to residential to the south, WTP to the north, and to the Terminal Reservoir and Boulder County open space property to the west. 

This property,  located along Coal Creek Drive west of Coal Creek Crossing, is not annexed into Superior and is regulated by Boulder County.  Historically, this approximately 2-acre property has been used residentially.  The Town's Comprehensive Plan does not specifically discuss future uses for this site.
