The 15-acre property commonly referred to as Town 15 is located on the northeast corner of Coalton Rd and McCaslin Blvd. The property was purchased by the Town from Richmond American Homes in September of 2014. The property is currently zoned for Commercial uses within the Rock Creek PD. Over the years, there have been numerous discussions about the future of this property, however the Town Board has not officially approved any specific development or designation as a park or open space.
When Rock Creek Ranch was originally envisioned, residential development was contemplated on the west side of McCaslin Boulevard. This corner was planned as a commercial node to serve the surrounding residential areas. As the City of Boulder, Boulder County, and Town of Superior prioritized Open Space acquisitions in the 1990s and 2000s, the land west of McCaslin Blvd is now predominately publicly owned protected Open Space.
The 2012 Comprehensive Plan (page 4-26) designates the property for Commercial, Office or Community-Oriented Uses.
The 2021 Parks, Recreation, Open Space, and Trails Master Plan Appendix discusses options for the site for Open Space or park development.
